Position Summary Maintenance Apprentice - an essential member of the maintenance team reporting to the Community Manager. The role requires high professionalism, effective communication, and a proactive approach to preserve the property's appearance and ensure smooth operation. Qualifications 2+ years of grounds or porter experience. Knowledge of and ability to safely operate property maintenance equipment (e.g., pressure washer, leaf blower, snowblower). Ability to perform minor maintenance and repairs. Detail oriented and thorough. Strong time management and organizational skills to handle multiple tasks efficiently. Ability to work independently and as part of a team in a fast paced environment. Thorough understanding of safety hazards and proper use of cleaning and sanitizing solutions. Good interpersonal skills with a polite and courteous demeanor toward staff, prospects, residents, vendors, and all visitors of the property. Basic knowledge of Fair Housing Laws and OSHA requirements. High School Diploma or equivalent. Key Accountabilities Customer Service and Maintenance Provide exceptional customer service with every interaction and deliver high quality maintenance service. Complete assigned work orders from resident requests and perform preventative maintenance by diagnosing defects and making repairs according to policies, procedures, safety standards, and code requirements. Complete the make ready process for vacant apartments, including pre move out inspection, creating a punch list, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting finished work. Assist in maintaining grounds, common areas, and amenities by picking up trash and debris, pressure washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed. Support cost cutting and expense control by fixing rather than replacing parts when possible, practicing correct use of tools and equipment, and conducting routine and periodic property inspections to identify safety and risk concerns. Follow procedures for accessing and obtaining materials, supplies, equipment, and tools, tracking inventory, returning unused items, and notifying the supervisor about re ordering needs. Adherence to Property Management Rules, Regulations, and Guidelines Practice proper safety techniques in accordance with company, property, and departmental policies, procedures, and standards; report any mechanical or electrical malfunctions, injuries or accidents, or other safety issues promptly. Comply with safety and risk management policies by attending routine safety meetings, completing required OSHA training, and reporting accidents accurately. Follow established policies and procedures to monitor compliance with regulatory requirements, organizational standards, and operational processes; report violations or infractions. Conduct all business in accordance with company policies, Fair Housing, the Americans with Disabilities Act, and all other applicable laws. Physical Demands & Working Conditions Essential staff required to report to work and adhere to safety protocols. May be required to work during inclement weather. Frequent standing, walking, reading, writing, performing calculations, and verbal communication. Potential work at elevated sites, uneven ground, squatting, bending, twisting, pushing, pulling.
